This is my rental property. It has been for the past 29 years. I never rent to more than 4. If you have any questions regarding this property then you should direct them directly to me as property owner. You can find my contact information in the City's rental registration database. These tenants, as per the lease, are permitted to allow guests to park at the property. It is across from campus for goodness sake. It is to be expected that they would allow friends to park there. I have also informed my tenants that they have no obligation to answer your questions, as is their right. It is quite pathetic to think that "anonymous' reporters have nothing better to do than to count cars. How "neighborly" of them.
Additionally, the City has already already stated that, "Visitors are allowed as long as they are parked on an approved surface or legally parked on the street. Visitors are not considered occupants unless they are on the lease, even if they are at the home multiple nights each week.".
I will not answer questions or show documentation until the City shows proof of an illegal activity. Having guests park at a home is not illegal.
I am tired of the City of College Station enabling harassment of property owners and tenants by initiating investigations based on LEGAL activities and based on submissions made by ANONYMOUS reports.
This issue was forwarded to the Code Enforcement Officer for this area for investigation. Updates will be posted here. Thank you for reporting this issue.
If a "visitor" parks a car at a residence for months during all hours of the day and night, when do they go from "visitor" to "resident". A primary residence is the main home that somebody inhabits. That's pretty close to a legal description in most states.
Dear landlord, unless you live next door, you do not have to deal with the loophole of 'no more than four on the lease' when 7+ people actually live there. Total nuisance and abuse of an ordinance.
Code Enforcement has been in contact with the owner and management company of this address to educate them about the Over Occupancy Ordinance. Enforcement will resume on June 1st.
